Le fonds Aviva Investors Lime Property Fund acquiert une résidence étudiante à Bath

(Londres) – Aviva Investors, la division mondiale de gestion d’actifs d’Aviva plc (« Aviva »), annonce l’acquisition d’une résidence étudiante à Bath, la Green Park House de l’Université de Bath Spa, pour le compte du Lime Property Fund (« Lime » ou le « fonds »).

Dans le cadre de la transaction, le fonds a simultanément conclu un contrat de location sur 27 ans avec l’Université de Bath, qui prévoit une révision annuelle des loyers en fonction de l’indice des prix à la consommation, assortie d’un tunnel de taux dont le taux plancher est de 0 % et le taux plafond de 6 %.

Située sur Green Park Road, la résidence Green Park House compte 461 logements étudiants répartis sur six étages et quatre types de chambres différents. Aviva Investors s’est engagée à atteindre zéro émission nette sur l’ensemble de son portefeuille d’actifs immobiliers d’ici 2040 et l’Université de Bath a elle aussi promis d’atteindre la neutralité carbone pour les émissions des scopes 1, 2 et 3 d’ici 2040. Dans le cadre de ces engagements, la résidence Green Park House a obtenu un DPE de classe B, grâce aux panneaux solaires photovoltaïques installés sur les toits, à la récupération des eaux de pluie et à l’absence de dépendance directe aux combustibles fossiles. 

L’accord s’appuie sur la relation existante entre Aviva Investors et l’Université de Bath ; le fonds Lime Property Fund a acquis un portefeuille de logements étudiants en 2007 et ces derniers sont également loués à l’Université.

Kris McPhail, gestionnaire de fonds chez Aviva Investors, a déclaré :

« Les revenus à long terme ont connu une volatilité relativement faible malgré les tensions du marché dues à la pandémie, ce qui a généré des flux de trésorerie semblables à des titres du Trésor mais indexés sur l’inflation, ce qui représente un avantage. Dans le contexte actuel où les facteurs d’inflation persistent, maintenant la tendance à la hausse, cette classe d’actifs est convaincante, en particulier si la contrepartie présente un profil de solvabilité solide, ce qui est le cas, selon nous, de l’Université de Bath qui est une université bien implanté et faisant partie du top 10 au Royaume-Uni. Le contrat sur mesure sur Green Park House permettra aux étudiants de bénéficier de logements abordables, le montant du loyer étant largement inférieur à celui qui pourrait être proposé dans le cadre d’un système de location directe. Selon nous, cet accord est intéressant sur le plan social et environnemental, mais générera également de la valeur et des performances élevées pour nos clients, qui apprécient les flux de trésorerie indexés sur l’inflation, car ceux-ci peuvent offrir une bonne marge par rapport aux titres du Trésor. »

Lancé en 2004, le fonds Lime Property Fund dispose de plus de 3 milliards de livres d’actifs sous gestion et cible des investissements immobiliers intersectoriels dans tout le Royaume-Uni qui peuvent prévoir des augmentations de loyer, fixes ou indexées sur l’inflation, en vertu de baux conclus pour une durée supérieure à 15 ans. Il a été récompensé par les prix « Rendement ajusté au risque le plus élevé sur 10 ans » et « Fonds collectifs équilibrés non cotés de plus de 1,5 milliard de livres ayant enregistré les meilleures performances » dans le cadre des MSCI UK Property Investment Awards 2021, un classement qui distingue les fonds du marché affichant les meilleures performances sur le long terme. En 2020, le fonds a attiré de nouveaux capitaux à hauteur de près de 450 millions de livres, les investisseurs cherchant de plus en plus à générer des flux de revenus constants capables de présenter également des caractéristiques proches de celles des flux de trésorerie.
