Aviva Investors fournit un financement supplémentaire de 40 millions de livres à Urban Logistics REIT plc pour le développement durable

(Londres) – Aviva Investors, la société de gestion d’actifs mondiale d’Aviva plc (« Aviva »), annonce avoir conclu un accord de financement supplémentaire pour le développement durable à hauteur de 40 millions de livres avec Urban Logistics REIT, la plus grande société d’investissement cotée sur le marché qui investit dans des bâtiments logistiques urbains de taille moyenne dont la surface peut atteindre 18 000 m².

Il s’agit du deuxième mécanisme de soutien qu’Aviva Investors met en place au bénéfice d’Urban Logistics REIT. Il fait suite à l’accord initial de financement pour le développement durable de 48 millions de livres conclu entre les deux entreprises en mars 2021, qui prévoyait une réduction des marges si Urban Logistics REIT répondait à un ensemble convenu de critères de transition en matière de développement durable.

Semblable au premier accord entre les deux sociétés, ce nouveau mécanisme de soutien s’inscrit dans le cadre des prêts de transition durables d’Aviva Investors, lancé en décembre 2020, et prévoit une baisse des taux d’intérêt si les objectifs liés à l’environnement applicables aux bâtiments qui constituent la garantie du prêt sont remplis.

Urban Logistics REIT utilisera le produit du mécanisme de soutien prévoyant un taux d’intérêt sur sept ans seulement, fixé à 2,26 % par an, pour refinancer sa récente acquisition d’un portefeuille de 13 actifs logistiques dans tout le Royaume-Uni, pour un total de 110 000 m².

Ce nouvel accord a été conclu pour le compte de clients internes et externes qui ont donné mandat de gestion à Aviva Investors, y compris l’activité de rente Aviva UK Life.

Gregor Bamert, responsable de la dette immobilière chez Aviva Investors, a déclaré :

Urban Logistics a fait preuve d’une excellente gestion des actifs, notamment un certain nombre d’initiatives à valeur ajoutée dans l’ensemble du portefeuille depuis le prêt initial en mars. Dans le cadre de ce nouveau prêt, nous sommes également heureux de constater un plus grand engagement de la part de l’entreprise envers l’amélioration des caractéristiques écologiques de ses actifs, ce qui est en phase avec notre propre programme de décarbonisation. »
